Brief

High Cross is an ancient linear village along the old A10 just north of Hertford. In response to East Hertfordshire District Council’s Re-Deposit Local Plan, representations were made by our client to the Local Plan Inquiry for their land to be considered for residential development. LiZLaKe were asked by the landowners to undertake a comparative assessment of the landscape and visual impact of residential development on four sites within High Cross for consideration at the Local Plan Inquiry.

Approach

Using our robust assessment methodology, taking into account designations, Local Plan policies and landscape character, we were able to show that of the four sites, the land designated in the Local Plan was the least appropriate for residential development. We also identified that development on our client's land would have a negligible effect on the local landscape character.

Outcome

The Inspector's Report agreed that our client's site is suitable for housing and community use, and that development on the site would have a negligible effect on the landscape character. The site has been recommended for inclusion within the defined village boundary.
